Ever see the movie "knocked up" - a bunch of guys have an idea for a website and devote many many months to the creation of it only to find out the site already exsits....Google your idea - tons of services already offer that service all over the country - I would assume in your area as well.Before spending your time and $$ building a site you should really try to contact buyers on your own (subscribe to the exsisting sites in fact).

I was trained by some of the best salesmen in the business  ( 60's land salesmen) watch the Movie GlennGarry Glenn ross..You need to set your ground rules the very first time you speak to them and once you do.. they won't back out and If they do its as @James DeRoest stated tire kickers and not real buyers.You learn these techniques from professional salesmen who honed there craft over time and years of experience.

The scene in the movie Casino where the guys are being bludgeoned with baseball bats come to mind when things go south.

The only difficulty I have is I'm single so keeping up with a 4,000 sq' house and property is hard.Sometimes I feel like I'm in the movie "The Money Pit".
