Be careful who you choose and how well they perform because they will be a reflection of YOU and your business.

I can choose who I work with and what I work on.

I like the approach of entering into the field with more barriers to entry and then choosing my plays from this position of advantage. 

So, choosing properties that attract reliable tenants is the critical success factor.

Choose that one and use it.

IF the owner chooses to pay the bill because they are getting a larger rent amount then sure.

Would you be able to price low enough to the point where those people would choose yours over maybe a one bedroom with more space, or even two bedroom property?

We require all tenants to add us as "additional interest" on their policies, so we know when policies have been cancelled, but if a tenant chooses to violate the lease and not carry insurance they can eat the costs of their belongings if something happens. 

Instead of staying in a motel for the duration of the work, they choose to stay in one of my furnished houses.  99% of my renters are guys.
