It'll likely pick up again at some point, I'm hoping that this summer will be much better than last year was. 

However, this distinction has completely blurred over time.

I think we are competitively priced, so most of out tenants have been renewing, but we plan to test higher rents in 2025  for our larger apartment buildings to account for the steep increase in insurance prices.There have been A LOT of new apartment buildings put up recently in the Cedar Rapids metro area, so depending on the class of tenant you have, maybe that could account for some of softening you are seeing? 

I'd generally steer clear of paid mentorships- with a few exceptions, there are a few good ones out there. 

But this will depend on the area that you are buying in.

Everyone will have a different opinion on this but personally I'm not a fan of new construction.

Hi everyone - So with the declaration here by the administration regarding Federal funding how does this impact section 8 landlords.

To play devil's advocate (and keep in mind I have no skin in this since I'm in a different market):-You want to tailor to investors, then be prepared to sell at an investor price. 

Is there anyone out there with any advice?
