However, irrelevant of title insurance this situation shouldn't take long to resolve.One way is for the Trustee to receive an order from the Bk Court authorizing the sale of the property free and clear of all claims of creditors and the lenders claims are transferred to the proceeds and the two battle it out after the sale.Even if the property isn't sold before the lender's claims are adjudicated, it shouldn't take long to resolve the issue since the Trustee is considered to be a Bona Fide Purchaser without knowledge of any non- record interests.

My advice would be to have a banker/broker/loan officer pull her full credit report and take a thorough look at everything causing the low scores.Quick fixes for just score improvement can be having a family member or a partner add you as an "Authorized User" on a credit card with a 30-40% credit balance to credit limit ratio.

When I call bank and inquire about loan they deny talking or sharing any information with me and ask for an authorization of the borrower.

Call the authority....it's that easy.Since you spent a lot of time, effort, money getting your license, you may be able to go inactive with the association and loose your MLS and key card access, but still keep your license active and earn referral fees with your broker.
