I'd also explain what your pre-screening process is - that they already qualify so there won't be a ton of traffic, and the the criminal screening is complete.

Great ideas Brian Gibbons Steve Vaughan but I found that in some areas with high traffic intersections paying a guy 50 bucks for a couple of hours holding up a colorful sign and maybe thinking outside the box having him wear a costume to draw attention and make a "call to action" to do what ever the sign says works wonders...I mean the tax guys do it as well as "we buy gold" why not us

They are primarily to improve your image but you also need a way to draw traffic to your site.

I think it is also a matter of driving traffic to your blog from Facebook, Linkedin, etc.  

Karndean is beautiful but it's a designer product the traffic master allure is similar in style but has a much lower price point. 

My question is, is this park project going to be good or bad for home prices in an area that is now a very quite, rural area with little people and traffic?

After you cut the yard and landscape (not landscaping to create curb appeal is not an option), pay for utilities, touch up paint, clean carpet in bedrooms (hopefully you don't have carpet in high traffic areas), fix some odds and ends, your labor and material cost will PM mark up's will be at least $1,000.
