So now I am a big believer in properly installed, cleaned gutters....as a turn key you will miss the DIY cleaning but can outsource it, and insist on it around the time the trees in the area have lost their leaves to get you through winter...

I dont know if its insurable, at least not to my knowledge since its not buildable. ( I did ask a few different places and they said I could not insure non-buildable land covered with trees but I will check again).
