I realize that it is harder to start out of state but from what I've read/known the process is very similar to doing it in-state.

I wish all landlords, whether it's 1 house or 10, would come to that realization.

I do not think it is overhyped (like blockchain was/is) but people need to realize that this technology will not happen overnight.

Thanks @John Mckee  - we did end up just giving them a proposal that built in their agent's fee (and then some).This was a good lesson for us - at first we took it personally but then realized that the tenant just doesn't want to deal with (or has no expertise in) deal(ing) with it and they really don't care what they end up paying.

I'm starting out with relatively low capital and as I start honing in on prospects, I'm just now realizing that I haven't yet calculated closing costs into any of my deal analysis.
