I'm from northern VA and my market is overpriced and the amplification was felt when Amazon announced it would make its 2nd HQ in my area, causing prices to spike.

However, I found out that it needs lots of cash for the down payment here (10% at least for the resident, 35% at least for the non-resident), and also the price in Toronto is spiking all the time.

I emphasize sticking to your standards, not bending to the spikes in the market but digging through them to find what you want. 

Competition is already spiking in the area.  

Electric can also spike in the summer with A/C.

But I am not the agent who wears a dress or heels or even makeup to meet with clients.  

Insurance can spike, causing your NOI to fall dramatically.Anyway... hopefully I made it clear this time!

You will notice that when homes are adjusted for inflation you do not see as big of a spike as when you just look at the nominal value of the home.

But maybe we should think about other elements that go into this spike. 

I saw that the value of the home when it was offered for sale seemed unusually low yet it did not sell and now was to be sold at auction so that spiked my curiosity.
