As a realtor, for clients like you, I analyze the market  for the segment of the product my seller is thinking of building.  

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

Basically just a straight across deal that would have allowed me to exit this high risk market segment (high end waterfront properties) with a nice profit for me and my business partner.

I'd argue there is not a warzone in Charlotte.IMHO, I think a smarter way to look at your area is in tiers or bands of risk, A, B, C, etc. or segments.

It's a volume segment, so you have  ahuge pool of eople to draw from.

Opening it up to those that want your properties as their live space, opens you up to the entire market, not just that very small segment.

There is lots of big money in this segment, you would be running with the big investors.
