In my mind,   $103k would be excellent seed money for an investment closer to home. 

Go back over the lighter areas with more seed.

I figured I'd approach her and plant the seed and let her know I'm interested.  

Over the last 10 years, I've done 6 rehabs and managed to stash away about $500k in seed money for my investment company.So far I've formed a LLC here in Nevada and purchased my first two properties for $130k total (paid cash).

There are a few seeds of curiosity left - too bad that other things were missing (good fortune, talent) that prevented those seeds from blossoming into any kind of a final product.

Don't get into it for the money per say, just know you are planting seeds... focus on learning and building your credibility and brand first.  

If they express interest then you can plant the seeds.
