I currently have 3 rental properties and have had more expenses this year (furnace, A/C, tentant turnover, refrigerator etc).

Looking for contact for appliance repairs (Refrigerators) who do you guys recommend?

Buying a used refrigerator is and then you've got a spare if the old one can be fixed.

I had a tenant break both drawers and the door racks in my refrigerator. 

Originally I was going to take the new Samsung refrigerator with me ($1,100+) and let them get their own. 

Quick cheap answer:   -pre-pre-condiments -prepaid alcohol $$$ -prepaid refrigerator fill-linens/cleaning etc…. 

Properties with boarded up windows will never pass the Local Village or City's rental inspections and definitely not section 8's    Lately, Section 8 inspection now requires the unit to have working refrigerators and stoves for a unit to pass.  

Do most landlords include refrigerators in rentals?  

Make sure the refrigerator is spotless.

Evidence of cats: smell, urine damage, scratching damage on your woodwork and on their furniture, pet hair (look under refrigerator and range and in hvac ducts and filters), broken window blinds, kitty litter box, cat food.... the cat itself!
