It reduces the quality of the property for long-term tenants, introduces risk, and could potentially make the leasing desk look bad in front of their bosses.

I'm interested in hearing your thoughts on what qualities and skills make a property manager truly stand out.

These are not standardized agency loans.  

I had about the same results when I placed 20-30 calls per day, and the quality of the leads were similar: every day I would speak with 5-10 individuals and get one or two seller saying they are open to the idea of selling their house, but they would not accept anything less than the full retail value (often 125% of Zillow estimated value).

Are their listings detailed with good-quality photos?

This allows them to bypass the REP status since they are full-time doctors and cannot meet the standard.

DSCR Loans are pretty much standardized and arent really negotiable like CRE loans so people don't usually spend much at all on this

As are reviews, photos, customer service, management, and so on and so forth.If you have a quality, well located property you can take a bad review here and there. 

It's a great example of how landlords are duped into accepting bad tenants.Define some standards, then stick to them.
