I think if you were living in it, then it should give you a lot more leeway of renting out the other spaces. 

Unless you're adding an exterior addition, you only have so much interior space to work with. 

From there, you'd have to figure out exactly the sizes of the homes you want to bring on the land and how far you want to space them out.

It's big business collecting "guru" fees to promote wholesaling. 100% of the wholesaler "gurus" make money promoting "easy", no money needed wholesaling.The wholesalers who do 10 deals a month will tell you they have a team, that means salaries, taxes, office space, training and they spend $50,000 to $100,000 a month in advertising.

So, here at the 6 month check in, here are the things I've been doing since January 2024: *Anchored everything to my WHY, including the motivations and long-term strategy *Joined a local REI group hosted by my church*Researched tax lien investing in Harford County, MD and decided to not play in that space this year*Read a few REI books (Rich Dad Poor Dad, One Rental At A Time, Building Wealth One House at a Time, Wealth Without Cash, Building Real Estate Wealth in a Changing Market)*Subscribed to a bunch of good YouTube channels (BP, ORAAT, Ken McElroy, Coach Carson...)

They are on a month to month and I just spent $150 obtaining a 9 page single spaced iron clad lease from a local attorney. 

The inspector discovered it while in a crawl space under the eaves.

We are open to it being rented out or bought for an assisted living space.

I am trying to decide if I should convert the garage space into another unit.

This is hospitality, and in order for guests to feel hospitality they don't want to feel constrained in how they are able to enjoy the space they paid for.
