House Hack a Primary House Legally
I found a house with an ADU (coach house) that is legal. It has the documents and everything. The main house has 3 floors. Including a basement with 2 independent entrances and exits. Separated meter for the ADU, the garden unit and the main house. The house is sitting on the market under the R-2 Zoning code as a single-family house not as 2 o 3 units. So, I want to buy this house with a conventional loan as a primary home to house hacking and take advantage of the separate meters and all of that. I do have a big family and I know some members that I could rent the ADU and the main house. I could live on the basement.
My question: is it legal rent the ADU under a lease agreement? is it legal rent the main house under lease agreement? while I am living in the garden unit?
I want to make this the most legally posible.

Buy legally under lease agreement? Or just talk contract?
I'm missing something. I thought you wanted to buy the home and then rent part of it out. Buy the house as you normally would, then once it is yours, draw up a lease agreement for whoever you are renting it to-even if it is family that you are renting to.
