Not here to defend anyone or point fingers but we have had many unsatisfied investors over the past 10 years.Most will buy 1 property and expect miracles.It takes a larger portfolio to make it more stable and more cashflow profitable long term.Owning 1 or 2 properties can always be a hit/miss.Owning a larger portfolio should over time perform better "year after year".Just my opinion based on PM data that we see on the back end.Much success

If you have your buyer-broker agreement and it was a full-service agreement, read through it and if they didn't perform, then contact your state's real estate board to see if you can still file a complaint, as there may be a time limit.

*I understand terms such as deposit amount, contingencies and settlement period can play into the decision making of the Seller, but a syndicator who is relying on outside equity is likely performing full diligence and is not shortening their contract period materially from others in pursuit of the deal.

TONS of SFR listings in the Troost corridor heading up to the river and then curving East along independence Ave.But they present many challenges; vacancies  (due to below C market tenant pool), increased maintenance and repair costs (due to below C market), and increased cap ex due to homes in this particular region being older (many century homes).Then, even if at the end of the year it does well from a financial analysis standpoint, you may struggle to find the necessary and diligent and high performing property mgmt necessary to manage said property…so then if you self manage OOS, you will need a strong ‘boots on the ground’ team.many challenges come with these ‘$ sexy’ properties.

In fact, as long as the property performs well as a rental I would urge everyone who wants to undertake renovations to first begin with rental assets.
