I got a quote from my boss' agent and it was $2,400 a year and that's after agreeing to mandate no large dogs, no charcoal grills, and that they have to carry renter's insurance, etc..

Hi newdreamer,You don't need an attorney to set up an LLC, but if you need advice on whether or not forming an LLC is the best choice for you, or if you need special provisions in your organizational documents (provisions that deviate from those that state law mandates), you should consult with an attorney.Otherwise, you can do it on your own directly through the state or use a specialized document filing service like mycorp (mentioned above by Joseph) and save a lot of money compared to what an attorney would charge.

But when you have a wholesaler who says I am paying cash and puts up tiny EM and then walks when he cant find said buyer.. that's the problem and like you said lack of disclosure.So maybe what the states need to do is come out with a state mandated disclosure for contract flipping so the sellers are aware what's happening like you guys have already said our not their fiduciary your ONLY looking out for your best interests.. but you bring value you say somehow..

The odd thing about the NCREC is that the mandate a school must have a 70% pass rate yet many of the schools the approve fall short of that.
