Will depend on your market, but at the least doing something like this would keep you 'light on your feet' and get you in that proper mindset (be lean, get out of the situation you were in ASAP)I call it an alarm clock.

I was terrified....i wish i had bought more..light fixes, and holds, turn over to prop mngmnt, with right funding in place beforehand is pretty easy..even less emotional than being to much into it involved present...i just suggest don't buy substantial fix, rehab and flip from out of state...and not knowing area or connections...but hold is pretty easy, not so hard, with right agent boots on ground...

use "Kilz" , its the best stuff , wear protective gear. its harsh and may cause light headedness if not well vented

Currently, I have a few smaller projects on a couple of houses: carpeting/tiling floors, painting walls that contain LED paint, installing A/C and heating system, installing light fixtures, installing appliances, making sure electrical wiring is safe, installing recessed lighting, insulating/waterproofing medium size room in the basement.
