I have also seen where ice can dam up a valley in a roof causing water to go under shingles and get inside a brick wall.

It is a 1100sf brick ranch with 3br and 1ba on 1/2 acre.My Illinois Real Estate I hold outside of my IRA but when I can achieve returns like that plus tax free on top of that it is like triple icing on the cake!

Unless people are always queuing up to rent in that building, perhaps best to use conservative numbers in the first instance to check if the ROI numbers stack up, and then, any improved rents obtainable over time would be icing on the cake, rather than being relied upon from the outset.

I like to start at a year to screen for people who plan to be there for a bit, I won't make any money doing a bunch of rentals under a year but after that point anything else is icing on the cake.

This is a matter for your CPA, since it contingent on your personal status, but something to consider if there is significant benefits to you, or if you will essentially be carrying over most of your losses anyways.And the most important piece that I remind myself, and Jack made clear at the end of his post: investing, to me, should be focused on the fundamentals of the investment, with the tax benefits being the icing.
