I think it really comes down to your personal situation, but in our current IR environment I would take 100 year financing like Disney did if I could!

Columbus offers a great environment for flipping and buy and hold.

First thing I found in quite sometime.No idea if the environment is the same in Broward, but I'd assume its South FL on a whole.

We have a plan to enable us to operate in this environment ... we'll find out in the next 18-months whether we've got it dialled-in or not.

Unfortunately, these things tend to fester in an environment like we have now:   markets on upswing, lots of demand for contractor services from both investors and home owners who are getting ready to sell their properties. 

In the beginning of a new tenancy, both the newbie and the existing tenants are trusting me to not put them in an uncomfortable or unsafe environment.

There's still a lot of space to develop and re-develop, so I don't see the market "peaking" too soon... probably just increase at a slower (healthier) rate than past couple years

I just found it a little strange in an environment such as this (BP), that someone in my general area wouldn't want to network, even if it is a beginner.   

Situational awareness is really key for your environment. 

Do your homework well.Gentrification....do not make the mistake of equating gentrification with safe environments.
