I'm reviewing a Condo that contains HOA fees that cover things like the exterior (Roof, siding, landscaping) along with hot water heaters. 

Painted complete interior/exterior (mostly self, hired for some interior work), removed wallpaper (hired contractor), installed fixtures (self), installed new appliances (self), installed flooring throughout (hired contractor), and cleaned up and updated landscaping (self).

For me, I'm cool fixing vanities, swapping outlets, drywall, but not painting the exterior.

Have not renovated the exterior yet.

We need some deck work, bathroom rehab, and exterior paint.

The four buildings have brick exteriors and mansard-style roofs.

I would assume you are mainly managing exterior and common area maintenance.

Clean up, do repairs, secure, add exterior lighting, add cameras, add fencing, spend the money to ave your investment, whatever is needed to make the subject safer, desirable, and cost effective.

Roofs, floors, appliances, hot water heaters, hvac, exterior siding or paint, etc.

Is townhome worth a deal in 38118. its located by Winchester Road.3 Bed 2 Bath - with HOA 75$ ( all exterior covered ).Looking for PM in this area and also how is the tenant base at this locality?
