The criteria selection is extensive however depending on your County I’ve found that some of the criteria isn’t covered in the records so when searching it fails to result any.

It allows us to effectively grow your asset base on a tax deferred basis, similar to the way a 401k allows you to grow your asset base on a pre-tax basis, if that makes sense.If you don't have a gain on the property, you could still be liable for depreciation take back taxes because since the property has been depreciating over time.Anyway, I think we've all belabored this topic extensively and hope that we were able to help the original poster with their question :)

There are a variety of different ways to do this; whether that be pursuing properties in need of extensive renovation and likely requiring cash to close, targeting properties with certain zoning that allows you to split the lot/add additional structures,  etc.

If it is 100% vacant, there's a high probably it has been red tagged or deemed uninhabitable by the government agents and will require extensive and scrutinizing rehab under their very particular and money extorting eyes.

Make a lower offer subject to a reserve public auction, offer the seller a 10% hybrid (10% of anything you get over what you offered), make full disclosures, get right of possession (so you can clean the house up and show it to prospective buyers), build in an extension in the event you need more time and use banking days for settlement.
