Lastly, say I were to find a property off market and I am currently working with an agent for MLS listings, should I bring my agent in to be a dual agent or should I go in without an agent which would, I assume, entice the seller more to sell due to not having to pay commission.

Once this lease is up (eventually) they will be very motivated to sell (I'm sure) but that is a way off and I'd like to be first in line.The tenant is interested in subleasing the space but I don't have any desire to do that without any assurance that i will control the space in the long run.Any ideas as to how to entice the seller to make a deal?

(They were never going to pay me)I've also asked seller to offer cash incentives/offer to pay moving costs to entice the tenant - and if they're unwilling, you can let them know you'll go through the usual channels and they'll end up having to move out eventually anyways if you decide to move in -at least this way their moving costs are covered and you're trying to find a win-win.I've also heard of other landlords that have offered to move a tenant into one of their other buildings, or help them find their next home.One added bonus (for me at least) is often the seller will then wish to extend the closing date (to get to vacant possession) allowing me more time to line up my trades people and solidify my reno plans and budget.Just food for thought - Each situation is different and it really depends on the tenant.

For some unknown reason, the industry standard in turnkey is to provide front-page ROI calcs (like what you see on websites to entice you) that don't include important expenses like maintenance and vacancy.
