I am wondering what loan terms people are typically encountering for a Real Estate Investment Property these days?

Non performing notes are sometimes non performing because the owners abandoned the property because they knew they were going to be foreclosed on.I encounter wholesalers with connections with local banks that have a list of non performing notes.

The GA sales person course doesn't  really prepare you on all the different  aspects of transactions you will encounter.

A little dose of reality for those anxious to "get into the game".As a licensed Property Manager for about 12 years, averaging 500 units managed, in spite of best efforts there has been occasion to encounter a less than desirable tenant.

I guess no one else encountered this type of problem.

Another show about Real Estate that is pretty interesting and true to life is Million Dollar Listing-except the commissions, I have experienced all that they encounter on that show-LOL!

In a previous forum « bad start in rental experience » I described the problems I encountered with the two properties I bought in Atlanta.Today I have a new property manager that evicted the tenant in Riverdale; the cost of repairs will be around 2 k$.

I have encountered this dilemma many times in the past few years when acquiring new properties. 

I try to share my passion with friends hoping for at least some interest....at the end, they say, "wow, very nice".... ( just a general idea in conversation, no profit  etc for me) If it was me 10 years ago,  I wish someone would have shared with me what I'm sharing...anyone else encountered this?
