My initial thought was to go and buy a piece of commercial real estate, like an 8-12 unit building somewhere like Indy/ KC/ or Cleveland.

Mobile homes are not considered as the same as a home, unless it is stick build basement and came in on two pieces in some states. 

They did mess up the slab twice which was frustrating, but they ended up upgrading us to a seamless piece of quartz (a $700 upgrade I believe) for the trouble.

Finding great deal is the most difficult piece right now.

Might I mention, I am not on a lease at this point either.I'd say talk to a tenants rights lawyer or group, but it seems you are not a tenant there.So uh, pick up the pieces and move on?

Grade inflation & price inflation are real things and I believe there is a need for reform in the education system - that being said learning finance & getting the piece of paper still hold some value. 

We have been looking for a property and been researching some finance options for almost 10 months and I think we need a few pieces of advice. 

It's worked well for me and I've found sellers are much more responsive when you are under contract than when you are just a lowball offer on a piece of paper. 

I can’t wait to finish up this rehab and acquire my next piece of property. 

But I have also built a small team.One thing I'm struggling with on the BRRRR strategy for me is the refinance piece.
