If being a realtor is your full time job why on earth would you want to prospect for discounted properties?

i thought to myself, single room tenants should be easier to evict being they are mostly single, they can rent a room elsewhere with no credit / income checks. but when i think again, how on earth did they find here in the first place, and where they are going to go next?

I hate glue traps- the mice lay there for days on end until they starve to earth  .

facebook is full of fake lenders.. .just like fake news.. last place on earth I would do business in real estate is facebook but that's just me.. at least in the lending end of it.. bottom line is these guys that advertise loans at these rates that are less than gov mit backed loans today are just frauds  plane and simple.. and no private lender advertise's the second you do your a HML and in the business.. don't fall for any of this Alex..HML  just look at the bigger companies in your area that have nice websites and brick and motor and pick one they are for real.

But then you now have all this new fangled stuff like Google earth  LOL  that took all that Arial photos and put them on line.. in on the West coast you have Property RADAR which takes it all and puts it on your phone..

Not earth-shattering, but solid.I used to work for a Turnkey company and ran these calculations all day long.

Get a map, Google Earth works but its hard to beat an old fashioned paper map that you can hang up of your local area of interest, your 'farm'.

FLA high insurance.Clevaland you have to watch property tax's and of course you have weather. these markets frankly are all interchangeable. and this information is nothing new or earth shattering like I said I have done over 2,000 of these deals for a myriad of investors over the years.. this is not a new concept by any means..
