From looking on here this is what I have come up with so far:  This site is full of great information.tenant emails a craigslist ad and gets an auto response directing them to our web site and to fill out a form to schedule a showing,  this form also pre screens the tenants, asks income, eviction, criminal,  questions ect.my yard signs will also direct people to our web site and each house has a google voice number with the property details and again directs them to the web site.

I think my course of action will be as follows....IF they submit an app and there are no other areas of concern where I would normally reject them, such as insufficient income, prior evictions, drug/violent criminal charges and so on I will contact my attorney for proper guidance.

Remember, you are coordinating sellers that are in distress so they can be squirrelly and then coordinating with contractors and no offense to contractors but they are notoriously flaky.

They might be illegal, They might not.US citizens who are wanted by the law have been known to pretend to be illegal so nobody runs a criminal check on them.The truth is that unless you have the SS# and run the credit report and the criminal background, you have absolutely no idea whom you are renting to.Without a valid SS#, you might not even have their real names.Also, be careful about stacking.
