If you're concerned about an impending real estate or rental market crash, lower the amount of leverage that you plan to use to secure your cash flow.IE: If 25% down provides  $100 per unit cash flow, put down 40-50% to get $200 per unit (Fake numbers for example only).

I will echo @Robert O'Keefe and say that management will give you a crash course to be able to transition into other things much easier than going in cold- but prepare to get some gray hairs and some 2AM phone calls.
