Structure it 50/50 with your partner or 40/60 if that makes him or her feel better.The cheap way to form the LLC would be to use LegalZoom or some other online, cookie cutter service.

I've also been able to differentiate the price points between cookie cutter remodels with the standard stainless/granite finishes compared to those with finer details, wainscoting/crown/carrera baths etc.

This is a cookie cutter neighborhood where all the houses are very similar and all by same builder.

You just never know what type of relationship you may begin....BTW I have some left over Girl Scouts cookies at half price are you interested?

Most (not all) Realtors prefer a "cookie cutter" sale, which means: buyer finds Realtor, Realtor shows homes, Buyer writes up PA, buyer gets loan, deal closes, Realtor gets paid.

I constantly monitor rents in that area of cooky cutter duplexes and they are pretty much the same.

But to answer your question don;t get caught with your hand in the cookie jar.

There is no cookie cutter answer but for me, it was not an easy job as there were a very few PMs who were willing to do this model.
