Working with builder now on features, finishes and pricing.  

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story Pins Mechanical venue.

These neighborhoods are often up-and-coming areas with features like public transportation, entertainment areas, shopping, restaurants, low property taxes, and great schools.

Our discussion was only on the NOI of the property, I never got into anything more complex.

Picture below.My big plan is, make driving range, build some retail stores , bar & grill inside, generate more revenue.Build a big golf complex so it can build foot traffics. 

Obviously, I have no intention to start investing in large apartment complexes (Anything larger than 50 units) or incorporate LPs, but curious to hear everyone's opinion on sensitivity tables along with using equity multiple figures.

longboat key limits most rentals on the island to 30 day minimum (that does not mean you can't rent it to them for the whole month but they only stay one week) our complex also limits how many times a year you can rent it out. 

Also might be worth mentioning, my wife and I will be inheriting a couple apartment complexes in both Japan and the US.

For generations, hell millennia, things operated on a simple system that there is some geographic feature, somewhere, that brings many together in 1 spot, that brings more, a city builds, grows, and get's to a size that a kind of "gravity" is made putting people and industry in a geographic "orbit" of that market center. 

I’d look into the condo docs once you get them but the age & size of this condo complex make me think those issues are unlikely in this case.
