I try to avoid communicating using instant messaging with tenants!

I spent a lot of time formulating a late policy that provides strong incentives for tenants to COMMUNICATE with me when they can't pay all of their rent on time and BIG disincentives to hide from me.

Over communicate expectations and it becomes less of a surprise if/when it actually happens.

I’m now in communication with these applicants, and deciding whether or not to require two more co-signers.  

"Susie-The Daughter" vacates the lease a year early because she's 'so over' all the drug drama (but does not communicate with me that she's left).

I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

They recently sent a communication to many of his investors saying they are resigning from property management effective inmediately.

There are also members who are sociopaths who are mostly correct in their advice but their communication and delivery is so poor that the OP is not going to follow it.

Then she wanted to replace all the blinds to the style she likes (she did say she can pay for it), and she tells us that she has lung disease (she is 65, retired and has a court order where her ex-husband paid her significant amount on monthly basis).The realtor who has been on all the communication above told my husband she felt this woman would eventually bring a lawsuit to her and my husband.
