Go for king-size beds if you can.That said, don't hamstring yourself by making it unattractive to a possible buyer down the road - while an STR won't need tons of storage, you WILL need some (a locking "owner's closet" to store additional linens, cleaning supplies, etc.), and a future buyer most likely will want some.  

The newly renovated walk out daylight basement is a 3/2, has a separate entrance and driveway and is fully furnished with  brand new furniture, decor, furnishings, linens, etc as a vacation rental which produces $2,000/mo.

On the 30-40% charge, in my area, that cost includes linen service and full cleaning between guests as well as a handy person to deal with things.

After the initial startup cost its rent, electric (never heat), internet, and linen services.

Speaking of #8, if you want high dollar rent rates everything from your sofas through your bed linens through your coffee maker have to be "4 Seasons" level.

I had never heard of @Sabrina Taylor's suggestion before and it is very clever.

I probably spent $3-4k (haven't added it all up yet) taking a nice normal family home and sprucing it up for high-end rental- that's new linens, a few pieces of new accent furniture and lamps, pillows and pillow top mattress covers, lots of deep cleaning, a new sofa bed, a new king bed, etc.

They are paying $2600, plus cleaning, plus linen package.  

That is insidiously clever.
