What are the costs to build brand new per sq ft? 

People with no prior interest (or experience) in real estate started flipping brand new homes that were never occupied before. 

You have instant equity gains that eclipse the cash flow potential and a brand new product with a warranty.

I suspect now its going great one of the centers was BRAND NEW CONSTRUCTION.. but the 600 homes that were suppose to go in next door got shelved. in a 08 style melt down NOTHING is immune some areas trundle through other areas its mass extinction. 

I mean the house looked brand new and practically was.

I built an SEO optimized website, hounded my sphere of influence, knocked on doors, left flyers in car and house doors, even parked my branded trailer in nearby shopping centers and walked home for an hour or so to work on my website.
