You can probably find another investor to do this.2 - Establish contractors credit at all of your suppliers, with 30-60 day no interest (suppliers like giving incentives at the start). 

I have made valuable connections at the Local REI group, the chamber of commerce, Rotary, my hockey team, on bigger pockets, those I have hired to work on my projects, local material suppliers, realtors I have met by being involved in a deal with them, partners in other businesses, and many other ways.

Next is to understand is what a "big amount" is in terms to the paint supplier, because while 200 gal is a lot of paint to a property owner, it's a micro order for a supplier.

My lighting supplier will call me when they get near the end of their load for an added discount if I can use the stuff.

I have connections to contractors, plumbers, electricians, material suppliers (counter tops, tiles, cabinets, plumbing fixtures, etc.) as well as engineers, home inspectors and surveyors. 

Dirt Cheap Signs and Witness Designs are also good suppliers.

You need suppliers or partners to fill in the gaps.

For amounts that are based on metered consumption, another landlord out of Phila (Mitch Ripkin) gave me an approach I had never heard of previously; note that in some areas you might be considered to be a public utility supplier subject to gov't regulation so use with caution. 

Subcontractors/suppliers can file a Notice To Owner up until 45 days after they start, or until full payment has been made by the owner to the GC, whichever occurs first.  

.- Then find a large-scale supplier, like a Window World or some other window company that does a large volume.
