I'd be looking at $10k to replace all the windows and patio doors, or nearly $15k if I keep the arch design.The other alternative is of course to simply not replacing the windows, unfortunately one of the main selling points of the house are the views and the ugly aluminum windows get in the way of that.The property itself is one of the largest in the neighborhood(3500 sqft), the closest comp is considerably smaller(2800 sqft) and not freshly renovated sold for nearly $1m last year.

The block building is in relatively decent shape, being remodeled about 10 years ago with new wiring, windows, HVAC, etc.The trailer park next store door is getting 200/month lot rent and you could rent the 2/1 for $585 section 8.

I am trying to get a fair price for a couple turnkey sfr and there is a question about pricing of turnkey property being higher than mls.In the c neighborhoods of dayton, oh, mls prices are generally below 50, owner occupants can't get financing, flip to sell is not really feasible, freshly rehabbed properties rent quickly and for good rents and good tenants.

Or...if he is under a month-to-month, tell him you will give him notice to vacate and start fresh with the next tenant.Another recommendation: don't make Tenant A take the bill to Tenant B and attempt to collect.
