Tell him you are going to deduct the entire security deposit amount against the amount of back rent owed to him and will now only be pursuing the difference (i.e. if 3k in back rent and 1k in sec deposit, you will now only be pursuing a 2k judgment).If he takes you to court, the judge will rule for you and your 2k and should tell the tenant to pound sand for being an idiot.Again, thats based on what I believe to be the intent of the 21 days and a little bit of what I know.

 (1) There is plenty of meat left on the bone (actual quote) and (2) if you send the borrower a complete package of all docs, weighing say five pounds you will " shock and awe" him into paying on the note.

Double encapsulated and drive to the dump,,,hit the up button on dump trailer and drive away,,,done deal and CHEAP.I can not see how you can pound nails thru it and not get pieces under new siding and make it badly wavy.

 OK I have a similar problem I agreed to let a man and his pig rent a room from me He told me that the pig only weighed 100 pounds the pig weighs 350 pounds now I’m having a hard time With the renter he’s more of a pig then the pig  I only charged him $1000 a month and Pig is making my house smell like a farm  and my renter dosent clean up after the pig or himself should I raise his rent what should I do please help me

You are missing the most important thing you can buy yourself,an education.You need to meet with professional wholesalers who have been doing this successfully for some time and ask them how they do it.Apprentice yourself to them for free doing their ground pounding work learning the business as a young college student intern would.Learn how to put together a large list of cash buyers and flippers who need the properties you find to sell them.Learn how to carve out a good territory to farm that has several homes sold in the last two years for top dollar prices and sold the fastest (less than 30 days).Learn how to use postal workers,utilities people,and others to spot bad houses that might be able to be bought cheap.Use high school students involved in sports teams or band to seed your farm with cards and fliers door to door at every property and give them a tax deductible donation to their groups.Promise them a bigger wad of cash if you sell a house they bird dog for you(tax deduction!).
