Same framer in Charleston was 15 bucks. our painter is 2 to 2.25 a foot in and out 3 colors and includes paint..

Hi all,I am beginning to put my team together and I was hoping I could get some investor friendly contractor recommendations who work in the Philadelphia area.As an aside do you guys and gals find it better to work with a general contractor who handles everything or would it be better to find specific contacts for specific jobs (painters, electricians, etc..).

If my painter slips and hits his head on the floor and ends up in the hospital, I could face a lawsuit that I'd likely lose.Btw, this is where other liability protection ideas come into play -- like having a business entity to own/manage the rehabs, which may help protect your personal assets in a situation like this.

And that requires a different level of craftsmanship - all the way down to the paint job.A lot of trades will specialize on either remodeling or new construction: like HVAC, insulation, painters etc and they don't cross lines, so you have to find new contractors who can deliver the quality and price necessary.
