I was pleasantly surprised that i    did not feel pressured to purchase the 3 day training on flipping houses that included a credit limit of over a million dollars to fund deals and a course on purchasing tax lein certificates that give a rate of return of 16 to 50%.  

CCIM and other certificates don't necessarily mean anything. 

You would still need to pass your required certification courses and the state issued real estate licensing exam.

But not everyone can make a 300K a year W2 income, it took a lot of education and certifications as well as skills to build that so I'm going to grind it out until I can't anymore.

Once we have the property under contract we start due diligence (reconcile financials, rent roll analysis, inspections, appraisers, estoppel certificates, etc etc).
