I also believe I'm a pretty good landlord, good at communicating, good at diffusing conflict, good at figuring out what makes tenants happy. 

Communicate it clearly.

I'm currently communicating with a local large bank, hoping to get a loan to payoff a current terrible mortgage on my house, rehab, and probably flip. 

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

Now I am communicating with a mortgage lending company that is offering what is seemingly high rates.  5.75% with $1,240 lender fees. 

I can set reminders and what not to remind myself... but I was curious if anyone had utilized something like Excel to track their communications with people.

I feel that networking and communication is the only way to really evolve.

Clear communication with your tenant is key and that starts with a good rental agreement.

Who knows, but the point is that now there’s two levels of communication and odds are you’ll get “I don’t know what you’re talking about.”I can’t imagine a “perfect” option here.
