It's not uncommon for investors to have penalty clauses the same way they have bonus ones.Also big box retailers are not necessarily the best place to get your materials and especially labor.They can definitely be good for some things but I wouldn't rely on them as a "one stop shop" kinda deal.I'd look for more local supply stores and subs/trades that can install without the big box mark up.

I also second the video comment above. if the unit is abandoned your local laws may state that you have to store any items left behind for a period of time. your video is proof that the unit is empty and they did not leave behind their "expensive family diamond collection" which they would sue you for if you have no proof.Once you have new renters in there, document the days you lost rent and take them to small claims (if the amount is low enough). once you get a judgement you can try to collect from there.
