If a complaint is filed about what you are doing with the Commonwealth Division of Real Estate that you are acting as an unlicensed agent, the way you have this set-up, you would have a hard time defending yourself.Reading books and listening to podcasts about wholesaling is not training. 

I have a client who wanted to see houses at a time that conflicted with my schedule, so my assistant was going to show them and showing instructions for two separate homes specifically stated "No unlicensed assistants may show the home."

Maintenance workers doing unlicensed plumbing work set the insulation on fire and it spread through the complex.

I believe "unlicensed broker" is a more descriptive term.

If you are ok with unlicensed and this is in the AV, PM me and I may have a guy who could do it for you for much less, but you'll have to wait for him to finish my jobs 1st :).

If you do put one under contract and advertise the house, then that is brokering without a license and you may find your name on the www.myfloridalicense.com website under "search unlicensed complaints" section.
