If a complaint is filed about what you are doing with the Commonwealth Division of Real Estate that you are acting as an unlicensed agent, the way you have this set-up, you would have a hard time defending yourself.Reading books and listening to podcasts about wholesaling is not training.

I have a client who wanted to see houses at a time that conflicted with my schedule, so my assistant was going to show them and showing instructions for two separate homes specifically stated "No unlicensed assistants may show the home."

If you do put one under contract and advertise the house, then that is brokering without a license and you may find your name on the www.myfloridalicense.com website under "search unlicensed complaints" section.

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.
