You dont' seem to have the patience or will to explain how someone scammed you, but you do have the time to drag their name through the mud, simply because it's easier and you can do it vicariously.  

:D im currently looking into Brooklyn, east Williamsburg, Bushwick area.... the energy that made once undesirable Williamsburg a yuppies paradise seems to be continuing deeper in Brooklyn into these areas...

If it is not selling for what you think the market value is then is there anything particularly undesirable about this property (neighbor has three white vans in the front yard and dogs that bark all day and night)?

In this particular economic environment with prices sky high and rates where they are, it seems exceedingly difficult to, for example, find a property that would meet the "50%" rule unless you're playing in the mud somewhere like Detroit. 

For finishing, here's a 3-step process that includes pre-filling, a taping coat, and a finishing coat: You do hot mud for pre-fill with a four inch knife.

I just had my downstairs basement (rec room + bedroom) drywalled 750 sqft 37 panels. the price came to be $1700 all in, hung, mud, materials, left ready to paint. curious if this $45 a sheet is decent price in the Milwaukee, Chicago area or even in general. 

You'll pay around $6 to hand, mud and tape.
