First year and beyond is typical on a schedule E, same as a LTR unless your providing substantial services.

@Varun Hegde - This is a good topic.Often a title policy is issued to "XYZ Entity or Individual(s) and/or it's assigns" – however unless the title company handling my closing can perform a date down from when the existing title policy is ordered and issue an update in my name, I purchase a new policy at closing and factor the cost into my offer price. 

The 4-quads are about 2x in price and cash flow about the same and maybe slightly lowerI see the advantage of 16-unit as rent upside w value add and reno, same PM team (same for both cases though)For the 4-quad: financing is easier and can sell individually.

Moving the property into a revocable trust typically would not help in reducing or avoiding Japanese capital gains tax, as the tax liability still falls on the individual.
