Would love to acquire a second STR in the second half of the year depending on how things shake out.  

Somethings coming, something that will shake the dollar like never before, will hit sectors unlike anything before, and for which Real Estate is a bastion of safety and security.

That's the  message the "messenger" should have been conveyed rather than shaking down OP for $10k more.

If you have a mentor that you can actually reach out and shake hands with while you do your deal (even at the contract signing from the Seller to me) then you have incredible training.

Old wood windows are the biggest challenge as they have layers of old paint and opening/closing them always shakes some loose.

The added bonus is this sets things up beautifully for a generational system, because upon any persons passing the asset never actually sells, it's simply an adjustment of beneficiaries of the trust, thus, sorry Uncle Sam no shake-down-upon-death, sorry bud. 

I've talked to a few local farmers but it seems like the industry standard is hand shake agreements rather than set terms and conditions.
