They get out there and they mow their lawns, they have the brick repointed when the mortar wears out, they get guys up on their roofs to replace their shingle, they get on the municipality to redo the sidewalks, and they resolutely hang out their decorations for Halloween and Christmas every year (look for dedicated efforts block-by-block during the holidays).

That has been our only resolution thus far.

Be smart when making a value added decision.The format of the letter is as simple as this outline:Introduction of Self as New Owner- Lay out a plan for the building (improvements, timelines, management, processes/procedures for resolution of issues, etc.)- Factually describe the current market conditions (how many rentals within an x-mile radius are available, market rents, amenities offered, etc...basically paint a picture of the market.)- Then close with: leases and past payment history along with the building expenses will be reviewed to determine if adjustments will be forth coming.Ultimately a value added / stable building is worth more to the community, your neighbors, fellow investors, your lenders and even your tenants though they may not see that initially.

It should have provisions regarding dispute resolution, expelling members, buy-outs, etc.Unfortunately it's probably time to lawyer up... interesting that Bank2 was able to obtain their lien against your project without all the members being notified.

Hi All,I apologize if I am starting a thread that has already been answered but seeing how the new year is close upon us and its time to break out the pen and paper and write down those resolutions I am curious...For the experienced real estate investors and professionals doing this at a medium to large level, What were your goals when you first started off?

If radon mitigation is performed, Seller shall pay for any retest.Buyer shall serve Notice upon Seller or Seller’s attorney of any major component defects disclosed by any inspection for which Buyer requests resolution by Seller within five (5) Business Days (ten (10) calendar days for a lead-based paint or lead-based paint hazard inspection) after Date of Acceptance.

Plus the extra work to send them the resolution for the pet fee quickly gets old.
