Are there any zoning restrictions in terms of what businesses can operate there? 

Everyone should read the entire series of posts on X but to highlight the two largest red flags:1) They had to raise millions of dollars to fund the operational shortfall of the investment while still falsely claiming to investors a 5% average annual cashflow.

Overall, it looks like a beautiful property but the listing is stagnant and raises red flags no matter how great it looks.

I guess at this point I will just go to zoning.

There are also some great tax benefits to investing in opportunity zones which are commonly located in C and D areas.

Is this a red flag?

Cities will either not be able to comply or select sites that are currently zoned and used for purposes other than housing.This can lead to more complications with lawsuits and other administrative challenges that in addition to absorbing time and money prevent additional housing units from being built.

No one has ever balked at undergoing a background check and, if they did, that would be a red flag for me and I'd just move along.
