If it's more complicated eviction.com may be your best bet to use they are pretty cost effective.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

So far no deals I have found are even close to creating reasonable if any cash flow with 20% down.

So i put in an offer for 10% down conventional loan, $530,000 with 10k back to me for closing costs and it was accepted right away.
