Naturally I'm looking for the highest possible ARV and rent but I'd be saving massive bucks if I can just stick to what's in there with the added ceiling fans providing air conditioning, and I fear that installing HVAC would not provide a sufficient amount of value-add vs. the cost savings of not having it installed.

Apparently, the Building department is weighing the question if the house needs a garage to obtain a C.O. or is the driveway sufficient to provide the parking the Municipality requires.

That said, if a property were of sufficient size (i.e. a 100 unit apartment complex or shopping mall) then it might well make sense to incorporate a company for the asset.Another motivation to keep properties in your name is taxation.

While they are legally sufficient for creating the LLC, they are not made for the specifications that you decided in step 1.

Ask the lender about things like "self sufficiency" (you need this for a 3 unit with FHA).
