It seems high Seattle prices are pushing movement southward to Tacoma.

In RE we have value buys and every city across the US is always in a different status   Why not take profits from one area and push to another to achieve a profit?  

If friends are not willing to let you show the place and leave a mess behind, then at that point you should simply reconsider your generosity to someone who doesn't have the same respect and consideration for you.One hand washes the other.

You will have to be picky and not let the contractor push you around.

The reason my offer was accepted versus the other two was I was willing to push the close date out as far as needed.  

Typically as people move further out into the suburbs they demand more space not less (ie, huge house, not apt) Typically yes, but as Seattle expands it is pushing a wave of rising rents and tenants ahead of it.   

This way the underwriter will push the deal through.

If you do, get them involved as they are going to know the right pressure points to push for a resolution here.
