I currently do but I am a selling.I have a knack for getting really great deals on property so I can make a ton on wholesaling which is what I am starting to do.I think when you buy cash with no contingencies you can get great deals to turn around and resale.When you are a wholesaler with only 500 bucks to your name trying to lock up a property you can pay inflated prices and have no leverage.If you offer a low price all cash but they want the money you can press them to act or lose out.There is a HUGE difference between saying if this and this and this happens I will buy at 100,000 in a few months and a person standing there with 70,000 in cash you can get now.It won't work in every situation but it sure can help.As far as wasting time reviewing properties.Some of my clients are extremely busy and in their syndicate which has 60 people and millions and millions maybe tens of millions in cash they pay people to filter the deals.Only when it checks out do they want to be contacted.They close quick sometimes the same day with cash.What people need more of is time.Time is more important than money.So you leverage people so you can allocate time for yourself to the maximum potential.I am not against wholesalers.Sadly just like any profession many are pretenders.
