Not knowing your precise balance but guessing from your payment you have roughly a 150-200k loan,  and even if you could get the appraisal with enough equity to refi straight across (same balance) and drop the MI you'd be paying about the same.

I would suggest which  I use daily online title calculators provided by local title companies in the market which would be precise since title is regulated and your escrows are usually consistent in the Philly Market depending on due dates of taxes and HOI.Let me know if you have any questions.Regards,Joe Scorese
